This concept design is a two-story design; it incorporates elevator and stairway access to the second floor. The largest portion of the design is retail shopping with a smaller section for commercial office space and Hotel. A total of 6 restaurants are featured in the plan with decking built out along the Elk River edge for outdoor eating and drinking enjoyment.

CASCI is left in the plan for consideration in the future need for a Charleston Convention Center.

All walking areas are environmentally open but covered by canvas canopies, the center section is open to sun and rain to feed the large, long flowerbed in the center. This design would hinder some wind and would shade itself from sun exposure for the most part allowing for a cooler environment during warm weather.
